Insurance Costs
It's important to have a helpful insurance agent who will discuss what type of insurance you will require, explain terms, and answer questions that arise.
Insurance Associated with the home:
Homeowners Insurance
This insurance covers replacement costs for damages caused by fire, wind or other disaster that might affect the value of the property. Typically, the insurance also includes personal liability and theft coverage.
Flood Insurance
Additional hazard insurance coverage that is required for homes located in a designated hazard zone as established by the Federal Emergency Management Agency (FEMA).
Windstorm Insurance
Additional hazard insurance that may be required for homes located in hazard zones. Typically along the Coasts and Areas that experience Hurricanes.
Insurance Associated with the purchase of the home:
Title Insurance
This policy protects both the buyer and lender by insuring a clear chain of title. This means that the person who sells the house has the legal right to sell the property.
Insurance Associated with the home loan:
Private Mortgage Insurance (PMI)
Insurance required for conventional mortgage loans when the borrower's down payment on the new home is less than 20 percent of the loan value.
